You would need a commercial broker if you want a property that big. I haven't met a traditional realtor yet who knows much about those larger units. Or any multi unit for that matter.

I agree with the rental part. Get rid of it now if its a rental.
While its true that the pool of buyers overall will be smaller, you will be left with a much more focused group who are looking for something specific that you have. You only need one buyer and ideally three potential buyers. Plus after the heat the last couple weeks a pool at home sounds awesome.

Has anyone had experience with brick staining? One of my places' is a brick duplex and I want to clean up the looks a bit. In the readings I have found painting has to be done every 3-5 years, no thanks.

After blatantly copying @Brandon Turner 's plan of mailing property owners I have found an elderly couple looking to sell and are open to owner financing. I have 5 properties of my own so the process isn't brand new to me.
However this would be the first time I would be working without a realtor.
I am putting in a due diligence clause and owner financing. What other clauses would be helpful in making sure I am covered in this deal?
