@Cody Smith Paying off your debt is an investment in itself. A 3% minimum payment on a $20k credit card for example, is $600 per month cash flow with 0 risk - not to mention the peace of mind, credit score boost and increased buying power! Pay the debt, you won’t regret:)

Buying my first BRRRR 2 bedroom townhome for $59,000 in NC with a non-refundable $3,500 + closing costs. I'm checking on liens and having an inspector walk property. Value estimated at $87,000. Rent estimated at $750 per month. Am I missing something? Seems like a great deal. I'm ready to jump in but would love some feedback. Thanks:)

I've been an I.C. Layout Design Engineer (Semiconductor) for close to 25 years. I've also met countless engineers who are skilled musicains like myself. Analyzing numbers is a big part of understanding music theory and chord progessions etc. It's critical in analyzing potential real estate deals as well.
