Hi, if I can't find any comps at all for a property. What's the best way to structure an offer for the homeowner?

so everything would be deducted from the purchase price?
If a homeowner owes on their mortgage does that get deducted from the price that is locked up under contract? i.e. if we agreed on 100k but they owe 50k on the mortgage, would they only get a check for 50k? I'm assuming that's what would happen but just want to be certain.
Also if there are liens on the property then what happens?

Hey, I had a few questions:
1. Is EMD required for the contract to the homeowner? Can I delete that from the agreement if I wanted to?
2. I called a title company to ask if they assign contracts and they asked who’s representing the buyer. I didn’t know how to answer this so I said "I was not sure I will find out". How should I have answered?
3. At what point do we ask the homeowner for pictures of the property? before locking up the contract or after?
