If a homeowner owes on their mortgage does that get deducted from the price that is locked up under contract? i.e. if we agreed on 100k but they owe 50k on the mortgage, would they only get a check for 50k? I'm assuming that's what would happen but just want to be certain.

Also if there are liens on the property then what happens?
