To answer the original question... "is it possible" . I can say definitively YES! I just closed one in New Jersey a couple weeks ago. It was not a smooth transaction by any means but I double closed it.

I live in the NYC market so I understand that your options are a bit limited with only 100k. I would not advise that you look as far as Atlanta to get started unless you are planning to move there. What I am currently doing is looking right across the bridge to New Jersey plenty of deals to be had there well within your 100k budget and you can always leverage private money and regarding mentors avoid anyone who wants to charge you upfront I belive 10-20K is the going rate. Experience is the best teacher but you don't have to go it a alone link up with some other investors who are focusing on the same market as you.

I have successfully raised funds through midwestcorporate credit. I raised around $20K in my LLC so it does not show on my personal credit reports. Be happy to answer any questions about the process.

You can also purchase in the name of a Land Trust then you can either assign the beneficial interest in the land trust OR you can double close the transaction. Land Trusts are free to set up and are private. You can change beneficial interests very easily which makes them the perfect vehicle for wholesaling. Some banks are starting to realize that many wholesalers are using land trusts so this mitigates some of the benefits. Certain banks (like Bank America) will often refuse to accept an offer if the buyers name is a land trust.
