I have checked their website too and there is no restriction on Women joining their group. I believe in learning from an intellectual irrespective of whether they are men or women. Women only teams are great but restricting ourselves to that might compromise our opportunities to learn.

Their M1 group is for non-accredited investors whereas the regular one is for accredited investors.

@Michael N. I would look at "waiting period" as learning time to analyze all the deals we got along the way that wouldn't work. This is much needed to grab that one deal quickly which matches our criteria. I have undergone through lot of that and is totally worth it as it helped me make right decision

@Joe Splitrock We are in the same boat. I took plunge and did 10X this year. Huge leap and certainly worth the risk. If the numbers make sense and you anticipate solid growth then i believe you shouldn't hesitate at all. Look at 2MIL as a number with additional zeros, that's all it is!

Along the 1031 process there is another thing i did not know how to manage. Its the strict timeline of 45 days to put a property under contract. 

Since mine was a smaller exchange that was fine but i wonder how exchanges in millions of dollars happen in such a short duration? Due diligence and inspection itself takes multiple weeks.

I heard about reverse exchange where we could get to pick the replacement property first but in today's high market with multiple bids why would the seller of replacement property wait for the 1031 property to be sold?

Appreciate any inputs here!

@Raymond Kovats It depends on your comfort level, you could do either way. Ideal approach would be go out there and view properties for at-least the first few purchases so that you know the area and make connections.

@R S Terrific Idea, this depends on how much demand exists for smaller suites in your local market. For more ideas may be you should post this in Commercial RE forum as well.
