Hello Namita, Before diving in the questions would be

1. what are your goals. How much ROI are you looking for?

2. What kind of real estate asset 

3. How to analyze properties?

4. How many books/podcasts have been studied?

Once you have a clear picture on 1 - 4, yes you can start looking into forming your own team or go for turn keys

I am a non-RE background investor and do out of state deals. But before doing any of this, i have done lot of study setting goals and analyzing deals.

Once last question - i could buy under LLC but the LLC will not have credit history. Would that be a concern for commercial lender?

Hello All

As you all know for a residential property we provide pre-approval for loan along with the offer. 

Will that be same for Commercial properties too? Is pre approval letter mandatory? 

Does commercial lender look into buffer funds in addition to 25% down + closing costs? Or is the loan granted purely based on property performance?

Hello Jasmine, Does your car loan eat up more interest than the ROI you will get from Duplex? If so logically it makes sense to clear up car payment first. If its the other way around, yes, you should probably think about investing. Also, instead of using ASAP approach its better to analyze as many deals as you can first and then jump in. Hello Karen, to be frank, yes its all time high now. Having already bought one I have been continuously looking for deals (at least 8 ROI ) out there in good areas with no luck. That said I hear people buying there for potential scope of appreciation and not so much of cash flow any longer.

Based on my experience 50-60K rentals could be in not so desirable locations. I would rather pay a bit more for the location to attract good tenants. It finally boils down to the risk you are ready to take.
