First things first.  Think about how you want your business to look, and how actively involved you want to be.. do you want to actively manage, do you want to be the one doing the work "swing the hammer", do you want to be truly passive?  

The clearer you can be on your involvement the easier it will be, remember real estate is not passive someone has to run the business either you do it or you pay someone to do it.  

After that you can narrow down the type of investment you want to do.  

FIrst think about what you want your business to look like.  Specifically, do you want to actively manage, do you want to "swing the hammer" etc..  Get clear on the work you want to do.  

Next narrow down the type of investments you want to do, Fix n Flip, Single Family buy and hold, AirBnB, small multifamily, 10-50 unit multi family, larger multifamily etc..  this will really help with choosing the mentor.  

I would be happy to visit with you more and help you narrow down some of these items.
