@Mike Garofalo First a disclaimer I am a BIG fan of mentorship groups.. With that said.

I do not believe you need to join a group just to invest in deals out of state. If you want to be a passive investor there are a ton of free resources out there for you to learn from. 

If you want to be an active investor and buy your own deals I would absolutely recommend you find a mentorship to join. There are some really good ones out there but before you choose one it's important to define your goals, values and time commitment. I have researched all of the groups out there and would be happy to visit with you and give you a recommendation.

I have set up several GP partner allocations here is how I have seen the five groups break down. 

Deal Finder 10 - 15%
Risk Capital 10 - 15%
Loan Guarantor 10 - 15%
Asset Management 30 - 35%

Investor relations 30 - 35%

 @Jessica Lontayo  I have been involved with several mentorship programs and am a coach myself.  I would be happy to meet with you and help you narrow down your selection.  Let's schedule a time to meet.  

In the meantime here are a few things you need to consider.  
What are your goals, i.e. what size and type of buildings do you want to buy?
Do you plan to buy these on your own or will you need partners and investors?
What is your level of experience in real estate? 

That said there are several great programs

Jake and Gino
Think Multifamily

You need to find the one that resonates with you.

Some banks will do this.  I have one with Zions Bank.  You will just have to shop around and find one that will.
