Hello all,

My name is Ryan and am with Southeast Professional Title. We are a very investor friendly title company located in central Florida but can close on any property in the state of Florida. 

We do the SIMULTANEOUS CLOSINGS or DOUBLE CLOSINGS, where you can use your end buyers funds to fund the entire transaction as long as your end buyer is using cash or hard money.

There are always different ways to do transactions and investors are very good at coming up with new ways to do things. Unlike most title companies that do not want to deal with the risk, we work together to try and get the deals done before we say no we cannot.

We do not charge any junk fees and our turn around time cannot be beat. 

We also have a real estate attorney on staff to help with those complex title issues and is also available for any real estate needs such as contract preparation, quiet title, land trusts etc.

Yes that's why its always good to get title insurance though. The bank is taking less than they should be taking so there will possibly be restrictions when you purchase it. I just closed a short sale not to long ago where the bank would not pay for the title insurance, search fee or past HOA dues so if the buyer still wanted to buy the property they would have to eat those fees as well. But after all said and done the property will be free and unencumbered.

Hey Jason,

I work in title in Orlando, FL so I am not sure if NY is the same. I think the broker is saying he is going to contribute 1% of the purchase price to you.  ex $100,000 = $1000

As far as the owners policy typically its the seller or owner of the property that pays for the owners policy because they are the ones clearing title for the buyer. You can look at the builder like being the seller or owner so they would pay for the OP.

I am with Southeast Pro Title in Orlando. About 90% of our business is for investors and a lot of them are out of state or even out of country. With my company if you are a buyer in a cash deal you do not need anything notarized. I will just email or fax the documents to you. You will sign and email or fax the docs back. I can fund on copies. The seller will need to get docs notarized. I will do the same by emailing or faxing docs to them. You can go to any bank, FedEx or UPS location to get them notarized. I will give you an overnight label to send the docs back. We do not charge any junk fees like most title companies so courier charges we pay for.
