Thanks for the advice Jeff. I've hooked up with a younger principal broker who owns a duplex and he's also looking to flip a few houses. He recommended a mortgage broker who works with investors. I met up with that mortgage broker and got pre-approved. Any other steps you would recommend in getting prepared for that first deal?

Hello and welcome Jeff! I live in Happy Valley as well! I'm a complete noob tho. Just spending my days and nights reading and listining to podcasts and getting educated. I'm actually looking to buy a duplex or triplex as my first piece of real estate. I want to do the whole rent half and live in the other half deal. It seems like there's not very much available tho. As a real estate broker, do you have any advice?

Hi Amy and welcome! I'm also fairly new to bigger pockets and I also live in Portland and my wife and I are actually looking to buy a duplex to live in as our first piece of real estate! If you're planning on selling your duplex, I'd like to know more details. Who knows, I might be a potential buyer.

Hey everyone, my name is Sergiu Ionita and I am a complete noob but I'm very interested in real estate investing. I just recently got married and my wife and I live in an apartment that we're renting. I have a full time job as a CNC machinist and looking to invest on the side. I've done a lot of research and started listening to the podcasts while at work. I've learned a lot so far and I'm really excited! I've already talked to a friend of mine who is a principal broker about finding us a cheap duplex that we could live in and rent the other side. It sounds like a good start and a safe way to start learning. The only problem I'm having is that Portland seems to have an extremely low supply but that seems to be the case everywhere right now and prices seem fairly high compared to other states.
