@Joshua D. As long as the losses are not a trend and can be explained a good banker should be able to work through it. I am a commercial banker at a community bank and we typically add back in non recurring repairs to EBITDA when calculating debt service coverage ratio. We also calculate projected DSCR based on the rent roll to make sure it works going forward.
