Hi Philip,

You won't be syndicating a deal like that. You want to find a money partner and enter into a partnership with them to acquire the property. If you're managing/operating the deal and they're bringing the capital, a 50/50 split is common.

Hi @Zachary Moore,

If the rents are under market value, and you're not buying in a rent controlled area, you owe it to yourself to bring them to market. Banks don't go around giving people below-market mortgages just to be nice - you shouldn't think that way about rents.

The tenants will understand, though some may not like it. But if you put some work into the property and make it a better experience for them, you'll win them over.

Keep in mind tenants know market rents better than landlords. If you raise them to market and a tenant complains, they won't go anywhere because they'll be paying the same price at a competing property.

@Surya Kumar Go back and say the property didn't appraise at the purchase price. Worst answer you'll get is a "no".

Millennial housing preferences (renting vs owning, downtown vs suburbs) is going to have a growing impact for long term. The inter-state population migration is also interesting to watch.

Hi @Cris Z.,

Your structure will depend on who's bringing the equity and what role everyone will be taking. I would suggest you get your debt figured out, as you don't want to get stuck with any financing hiccups and having all of your cash tied up for a lengthy period of time.

Hi @Robin Casper,

The most successful investors I interview never stop...but they change their business to suit their lifestyle. Many strive for simplicity, in consolidating their portfolio are targeting one large deals instead of 100 smaller ones. This frees up their time and allows them to focus even more specifically.

One piece of advice: start with the end in mind. Know what you're trying to achieve. There are 101 different ways to do real estate, and having the end result in mind will help you build the systems to make it happen.
