Like @Yvonne H. said, you can always do something more to a house. Many newbies fall into the over-improvement trap. Talk to a high-performance agent who'll know the market inside and out.

Depends on your niche. There are many asset-specific publications out there. Inman is good.

You should always bring your rents up the market. Does the bank give you a discount when rates go up?

Tenants know the rental market better than landlords. As long as you're at market, they won't be going anywhere.

Your lawyer will draft it up. A good practice is to always insist your counsel prepares the documents.

It was never given to me as a tip, but what I've found is that people generally succeed as much as their mind/thinking will allow, meaning if they're exposed to high-performance people they will generally perform at a high level. Always seek out those working in the upper tier of your niche.

@Kasra Moradi You likely be better off focusing on building a database of people you've met face-to-face. There is no replacement for this.

Keep in mind that most online campaigns end up converting at 1-2%. If it were me, I'd much rather concentrate on fewer, but more impactful, relationships.

@Matt Faircloth has a book just on this subject. Would be a good start for you. I've also done a number of interviews of the subject.

Hi @Kyle B.,

Not only do you need to get familiar with underwriting, you need to start building a capital raising platform. Deals and capital are the two most important funnels.

Not sure where you're coming from financially, but you'll likely be raising a decent chunk of money if you're targeting a larger deal.

Education and partners are key, especially if you're raising money for your first deal.
