Separate yourself form you business. Get legal.
Establish a relationship with RE Atty. Tell them what you want to do.
Figure out what going rate/ points are in your market and go nuts.
Ensure what they bring you is a good deal.

I hear you my friend, I wouldn't want to be stuck in that position either! But, it would be interesting to see what all the paperwork looks like for someone opting to take this option.

Rochester and the rest of Monroe County is eligible for part of the 2.7B in Rental Assistance. It is worth taking a stab at it and see if you can get some relief from non-paying tenants!
You can have your tenants fill it out or you can apply yourself.

Everyone in here is giving good information!
Biggest part is the due-diligence on finding a good investment.
Having a team in the area is major too. PMs, Agents, Insurance, Contractors, Lenders, ETC.
Analyzing neighborhoods is huge too. You will find "hot spots" where things are up and coming.
Go get it and if you need help, you have the resources to find it! :)

I hope everyone is well and so is your business.
I wanted to take the time to reflect and see what your experiences have been like for 2020, or past years with an agent you have used. This is an open response so we can see what can be done different heading into 2021 for agents all across the country! If they are a Rockstar, great, what makes them a Rockstar?! If they could have done something different, what could they have done?!
I look forward to replying and seeing how you respond. It may be a cool opportunity to do this for other RE professionals too - Attorneys, Mortgage Peeps, etc.
