I thought it would be cool to see what tactics people use to stay motivated and engaged in real estate.
I like to write my goals (short, long, middle-long term) in a journal at night before bed, than I wake up and read them. It was a routine my former business mentor suggested I do, and I've been doing it for awhile now. It helps me from getting too "distracted".
What about you guys?

I clicked on this post confident I was going to give some good, sound, financial advice.. but after reading the comments, I realized that I'm just a mere mortal amongst you Legends. Thanks to everyone for contributing their experience and knowledge. I learned a lot reading this comments.

I wouldn't mind it if you keep us updated. 2 reasons:
1. It's a good learning experience for people like me who haven't experienced this type of chaos before.
2. I love me some good drama. This is better than my korean soaps.

I can give you my dream scenario which I have not acted on yet, but, you can take what you want from it -- if anything.
I dream one day, to own multiple properties. If that dream comes true, I will create a separate LLC for each property that I acquire. I will create a Holding Company in Switzerland (to take advantage of the 8% tax rate), that holding company will own the majority interest in all of my LLC properties. Since each property is owned by separate LLCs, it leaves me opportunity to consider partnering with people based on a property by property basis, instead of sharing my equity of all my properties (which my Holding Company has a share in all of the properties.) The net profit will flow from my LLC's to my Holding Company, and I can consider giving myself a dividend every year. I would also consider giving myself a W2 on anyone of my LLC's if the profit is there. So many options.
Anyway, that's one of my day dreams that crosses my mind every so often that I will probably never do.

There are many rules and things you must do to show that you actually did the hours but something to consider.
I don't think people look at the hours they work when investing in real estate. When hours worked aren't look at, in my opinion, it illuminates the true reason that people work countless hours for minimal reward... passion. This holds true to any field of work.
