Ok, I am having a really hard time generating leads to get investors on my buyers list. I have yet to go to a meet up, but planning on going next week. What do you think is the best way to find investors in my area that are serious!

Also, I don't send out my list of properties to just anyone I want to meet them and get a better understanding of my investors strategy, as well as show them how my companies transactions are structured. I think that is my biggest hiccup I need to get over.

I think it might be a good idea to get a license as a real estate investor? I mean if someone is serious about investing, why not?

So I met with someone the other day, and we got to talking about deals. He had been doing this for quite a while, but was super cocky and kind of demeaning. I showed him a deal that me and my company had worked on a while back, but he said he doesn't do any deal with less than a 22% return. I had mentioned one where the percentage of profit was only 16.5% but it was $380,000 in profit. I understand you have to have the capital to fund a project like that, But do you think it would be worth it?
