What’s the construction of the elevated floor(s)? If it’s concrete and/or steel, I would say the conversion would be less complicated than if the floor(s) are wood.
A structural engineer will be extremely helpful as you mentioned.
Also, it all depends on your budget too and what makes sense. Obviously.

Daniel - I would make sure you have 24/7 access. Ask about what pest control measures the facility takes. Ask about what temperature ranges the facility is conditioned and make sure your goods can handle that range. If it is not a drive up facility, then you’ll want to know if there is an elevator if they don’t put you on the ground floor.

Based on those expenses, your CoC return is 17% and cash flow is $674/month. Does that make it a good deal to you? We all have own goals so you got to decide if that works for you.

Asking for a friend:)
He's got a solid W-2 job in commercial construction and works 45-50 hours per week. He's studying to get his real estate license and really wants to work in commercial real estate due to his extensive experience in commercial construction and his interest in the industrial, warehouse and mission critical facilities.
Are there positions within commercial real estate brokerages that he could work part-time (nights, weekends, days off from W-2) once he gets his license?
