Quite often to achieve 2% you do need to create more flats by additions or internal changes.

There are some properties with the capacity to do this...

They out there. It’s a matter of looking harder and doing what the others are not ...

Very true!!

I know in South Africa you can get some good tax breaks if you buy 5+ newly developed properties by using Section 13sex - many people unaware.

Hearing BiggerPockets, there are some plus sides to buying into newly developed properties as well such as reduced maintenance costs, newly built, developer still held accountable for X amount of years after developing for any major issues, quite often built where the is a big need for housing and over the long term you can benefit from these

Would I buy from a developer?? Sure, if I know that it’s a distressed sale and I can cashflow from Day 1...

Otherwise we (KOURO) will look to acquire older distressed properties and renovate and create a Multi-let or flip it on for quick profits

When you next up in Johannesburg, let’s set up a meeting and hear your story and see where we could possibly work with one another.

We have acquired three multi-let/multi family homes in Northcliff, Blairgowrie and Kensington B and are targeting young professionals.

We generally let out a 2Bedroom flatlet around R5.5-6.5k if that gives you any indication.

All our Rentals are cashflow positive and refinance 85-100% of the money out

Great to hear of your interest in property back home.

From my experience (we own a company called KOURO here in South Africa) it really really depends on the strategy you hoping to focus on, the area, purchase price and what value you can add to that property - as discussed everywhere on BP

We do flips, multi-lets and now recently starting Developments.

Our returns are really good and we give great returns to our hard money lenders of between 15-20%.

We are quite happy and believe that the property market here, if bought right, will last through any down times.

Quite closely related to SA Property Investors Network and I would certainly advise anyone in or visiting SA to go to one of there events and meet ups.

I was hoping there may be some people out there that I haven’t met at the meet ups who could be on BIggerPockets

Our company KOURO Property Group is setting up three Multi-Let properties in Randburg, Johannesburg, South Africa by the end of the 2019 year.

We hoping that there are people with prior knowledge and experience that may be willing to share some advice on their units, process and current progress?

We would love to reach out and help others where we can and learn from those more experienced
