Honestly, it was exactly these factors that got me interested in the greater Vegas area in the first place. I’ve been deep-diving into research and your summary just reinforces why it’s such a compelling market.
I actually didn’t realize how tight the land constraints are around Vegas, or that it’s becoming one of the safest cities. That’s really encouraging and adds to the appeal.

Thanks so much, @Becca F. -this is really helpful! I’ve also been hearing about the growth in Vegas and nearby cities from some commercial developers I know who are looking at the area.

I had the same impression on STRs in Las Vegas-definitely strict and closely enforced. I’m curious if anyone has recent experience with STRs in Henderson or North Las Vegas (outside of master-planned communities). I know both require permits and annual licenses, and the process seems pretty involved, with things like inspections, fees, and distance requirements between rentals.

If anyone has navigated this, I’d love to hear your experience!
