I was contacted by a guy from this company also after I post that another person from BP running a scam (K & B Funding LLC Finance). He has sent me emails for the past couple of days saying that his company (Intercontinental Private Loan Company) can approve me for loan based on very little info. I also see he closed his account here. The name I was given was Thomas Bernard Woodward.

Thanks for confirming what I thought. I met them here so thought I'd see what they had to offer. Once they told me their terms, I thought that sounds like a scam. Appreciate the reply!

I wanted to get some feedback on this company and find out if anyone has borrowed from them and what was your experience? Also is it common for this type of lender to require a deposit of 2200.00 to go into contract? Thanks for the information.

I agree with the bank that you need to know if it is major (i.e. roof, plumbing) or minor (cosmetic) repairs, before you do anything. That way you will also find out why the owner is willing to let it go for so little compared to what it is worth. If you are willing to occupy one of the units, you could qualify for a FHA loan with 3.5% down. I would suggest you find out as much as you can about the condition of the property, cost of repairs, taxes and insurance. The last two can be found on public record. If you end up going forward, I would also suggest having an inspection done just to make sure there are no hidden issues that you may come across down the line. Good luck and hope this helps.
