I suggested this based on my experience of having done two properties the 20% down path and wishing I had gone the 3%way. If Josh is looking in his listed area, he should be fine with a FHA. I own in high rent/tax areas. So 20% worked better but I would have taken 3% if it worked with my goal and kept some cash in my pocket. I was not interested in staying in my first investment property, so 20% it was. I am currently looking at both options for additional investment property in and outside of my area.

Hi Josh,

I agree with Brandon. The best way to go for a first time buyer/investor is a duplex using a FHA loan. If your credit is good and you have the 3% (or can get it), go that route. This will allow you to save for another loan or make improvements to the property your in while the renter pays the mortgage. Best of luck in your investing!
