You could just add Airbnb yourself.
Vrbo and Airbnb can synchronize calendars with each other.
I had a full time job at one time and self managed. The Vrbo and Airbnb apps make things pretty easy and offer enough automated messages for me. It takes very little time for me to self manage.
I usually get instant bookings that require no input from me. It's rare I get someone asking a question as I have detailed listing description and great photos that answer all questions if people look.

It’s really straightforward. I’m using it now, though I’m considering switching to Hostfully as we grow. To start out, Hospitable is excellent—simple to use with very responsive customer support. You can chat with them anytime, and they’re quick to help. For example, when I ran into an issue with their direct booking website, they resolved it immediately and got everything working.

Never had an issue with their customer support.they have a good onboarding process and LOTS of online information that answered almost all my questions. Lemme know if you need help.
I appreciate that. We are going to look at the on boarding process and hopefully through all the steps. It will be easier than I think. Glad to hear you’ve had a good experience.

We’re considering switching to Hospitable as our PMS. Up until now, we’ve only listed on VRBO, but we’d like to add Airbnb to hopefully bring in more bookings (it’s been a really slow Fall season so far in South Padre Island).
One thing that surprised me is that Hospitable doesn’t seem to have a customer support phone number. From what I can tell, everything goes through chat, and it doesn’t look like you ever get to speak with a live person by phone. Is that really the case?
For those of you already using Hospitable: once you were onboarded, have you run into any issues with getting support when problems come up?

@Andrew Steffens thanks for the feedback. I 100% agree. I’ve never had to deal with these things as a property management company was taking care of it for me. All of the feedback above helps. @John Underwood

I agree. We can't cancel and be punished by VRBO. Way too costly. The first thing I ask them is: "Did you by chance purchase the insurance when you booked" This puts it back on them because they do in fact have that option.

New to managing our STR that is 1/2 block from the beach. We got through a tropical storm with a renter; everything was great and they had a great time. Ended up with moderate to great weather and received an amazing review.
Now Hurricane Beryl is coming and is currently tracking it's path to come right towards where our house is. I grew up with these things and I know things change rapidly, including strength and direction, but how do you handle this with renters that are booked to be there during this time?

If you're using a PMS you must also use a guest verification software..like Autohost. We require IDs for all bookings outside of Airbnb. The latter already gathers ID verification so there's no point taking the time for Airbnb bookings. I believe VRBO does as well, but once the listing is connected to a PMS everything changes and you have to supply your own payment processing and guest verification.
And of course, there should be an age limit to who can book, and the pricing should be high enough that parties move on to other properties that are less expensive. It would also be a good idea to check into a noise monitor like Minut.
agree...and thank you for your input!

We are working on a vetting process now.
