YEs it is the same spot at 9am but its a different group. @Sam Martin is the moderator of that group and I have been several times. It is more of a "professional grade" flavor to it but hey are an awesome group for sure.

@Josh Deeden Finding a market that fits your investment and life style will be 80% of the battle, but there are some great markets for sure. Everyone loves Texas for no income tax but they forget to check the property tax rates and as a REI guy that really cuts into your NOI so might want to look into that.
But when you talk about missing out, a well capitalized and educated bet will always pay off with the right amount of time. And where you are getting out of a sinking ship (CA) the sooner you liquidate and relocate the more your returns will not be effected by the declining markets you are leaving. I would think less of the missed opportunities from the past and look at getting out before you lose more time and buying power.

@Kyle Varga development is what we do and there are a few things that make it a unique animal but if I can do it so can everyone. Couple of questions though, if I may.
1. Why Texas when you live in Utah? Development is pretty much a hands on sport and you will need to be in the area you are developing often so commuting at the very minimum.
2. Are you not having success at BRRR? Why change horses? Everyone thinks "the other guy" is making all the money but the truth is a well oiled one trick pony will make you a millionaire if you just wash, rinse and repeat!

@Andrew Schutsky We are growing by leaps and bound for sure. Low tax rates and business friendly laws keep everyone growing here. We were a top 5 inbound state and also ranked #1 in rent growth. Its a hot market with tons of room to keep growing thanks to all the great reasons to live here.

So I hear everyone talking about the coming fire sale in real estate from non payment of rents, but with this new winter disaster that has taken Texas literally by storm, does anyone see major changes in lenders underwriting? WIll this trigger massive selloff in Texas?
I am sure that we are just seeing the beginning of the thaw which will bring 100's of broken pipe claims. This is really unfortunate. We have seen Covid underwriting guidelines change lending this last year is this winter storm the next thing to add to the lending underwriters nightmare?
I am hearing from my mortgage friends that guidelines are being changed on underwriting by the hour as this disaster unfolds. Does anyone have experience with how natural disasters have shaped lending policies?

Boise Idaho clocked 12.4% rent growth last year and we are not showing any signs of slowing down! We are developing at a maddening pace because right now our biggest constraint in our housing market is ....more housing for workers!
