Wanting to here from my seasoned investors and agents!

If you could create a “need-to-know“ list of what you feel any “investor-friendly” real estate agent should know, what would you add to it? Are there resources you feel we should have access to and understand. Terms we should be familiar with? Books we should read? What are some mistakes you often see us make and how do we fix them? Etc. 

I’m always looking for ways to improve. Who better to ask than those that I service?

We bought a turnkey in Clayton County off of West Fayetteville. Lived in it for a couple of years and now we’re prepping to rent it out. We’re actually getting nearly double the mortgage on the property and haven’t had many issues so far. However, I do agree that this side of town requires more precaution. Do your due diligence and you should be fine.

Hello BP! Looking for a little guidance while we gain our bearings in the REI world. We own a home in Atlanta, GA that has been our primary residence. As of yesterday (12.29), we officially closed on our new primary in North Carolina as we transition the Atlanta home into a permanent rental. Does it matter which state we file our taxes in? I’ve read that whichever state we “reside” in is where we can file, but that we might have to file in GA as well for the state taxes. Recommendations for a great REI CPA in whichever state? I’m a new investor as well, and these are all of the questions I have had! I’m here in Atlanta (for now). We have awesome deals OTP, but our market is a battle to find a deal. OOS I go!

Wow! A great read for a new investor! We’re Military as well (well my spouse is). We’ve used the VA loan for two SFRs so far. Renting out one and living in the second. I’m not giving up on finding my first deal! Random side note: You’re in my home town! All love for VA!
