@Patti Robertson that’s what I’m worried about as well. Fingers crossed they don’t go by the tax records, because it only shows it as a one bedroom.

Going forward with our very first section 8 tenant, but need some help. On the inspection checklist it states all modifications or adaptations of unit must meet applicable HQS and building codes. We purchased our unit with an non permitted room attached. It is not obviously apparent this is an add on room. Has anyone had experience not passing with this type of issue?

@Colin Sweeney We set up a business account with BOA and give each tenant deposit cards. They can deposit rent directly into the account through any ATM or BOA location.

I received a call from upset tenant A that there was an altercation with tenant B over a dog. The tenant with the dog was letting it out in the front yard (common grounds), it’s a pretty large dog and can come off somewhat aggressive. It also barks nonstop and has been digging holes in the yard (causing her to sprain her ankle). Non of this had been brought to my attention prior. Tenant A got fed up and confronted Tenant B about it and it got out of hand. Tenant A then calls me and sends a video in which the other tenant’s husband is making threats and calling her vulgar names. After talking to tenant B they claim Tenant A totally flipped on them first, throwing her keys at them and name calling. At this point I tell the tenant with the dog it has to go as it is a liability and shouldn’t have been there in the first place, only temporarily. How would you handle this situation? Obviously the dog has to go. Both have been good tenants, and I don’t want to take sides. I also don’t want any physical altercations happening on the property either though. Any thoughts?
