@Matthew Kreitzer Will I have to pay for this service? The post-judgement collection book they gave me in court stated the costs incurred to collect my judgement will be added to the judgement, but does this mean only my filing costs or would a third party service be included?

I was awarded a judgement and I don't expect to be paid. I called my bank to see what institution the check I wrote cleared with and they told me it was cashed at my bank. Does anyone have experience with collecting a judgement in the state of Maryland?

I was asked to loan 2500 to get 10% back in 6 months. What should I ask for to (1) know its legit and (2) ensure I get my money back in 6 months?

@Jedd Braunwarth Hi! No these were definitely surprises and were not taken into consideration when I made the offer and I'm also going to say no I don't think the house has an air exchanger. My concern is if the waterproofing is done and done correctly will this solve the problem? Should I be looking for mold? If I am able to negotiate to a fair price for the property, should waterproofing and new windows be a deal breaker or is this something that is manageable?

I currently have a contract on a two unit multi-unit property. I just had a home inspection done the other day and we found the basement needs waterproofing and the windows need to be replaced. The inspector said the humidity in the basement was 71% and mold starts to grow at 57%. In addition, there is a kitchen in the basement so should I be concerned it could be covering something? 

1. How should I approach the seller once the inspection report is provided?

2. Are these red flags?

3. What questions should I be asking? 

4. What would your next move be?

@Ned Carey Thanks for the heads up on the Maryland's Protection of Homeowners in Foreclosure Act and thanks for the MD case search tip. The property doesn't appear to be owner occupied and the owner has multiple addresses most recently in 2008. The P.O. Box appears to be the most consistent one. I can send a quick letter to that address and see what happens. Thanks so much! BTW I enjoy reading your blog posts, I hope you plan to have more classes in the near future.

@Wayne Brooks I'll inquire. In the meantime do you think I should send a letter to the owner's PO Box? I was trying to think of a way to not be offensive. I figured selling your house as a short sale could be a sensitive subject.

@Wayne Brooks She told my agent the bank changed the locks or do you think there could be another reason for why it came off the market?

Thanks @Wayne Brooks @Ned Carey @James Syed ! So my agent has contacted all the agents and one of them responded (the MLS listing has a different agent than the sign in the yard). The house was on the MLS and then it came off. According to the agent the bank changed the locks and they're suppose to be sending her the keys. Does that sound right??? This is why I thought maybe to contact the bank. Do you have any suggestions for how to track down the owner? I looked up the property on the MD tax assessment website and the owner has a PO Box address, would it be appropriate to send a letter? What should it say? Again, thanks so much for your input.
