@Frank Patalano I plan on house hacking what’s holding me back is fear of not being successful or my home becoming a financial burden rather than cash flow. Education is also a major part everyday I come across something I didn’t know and makes me think is this for you? As well as money not having enough for down payment and closing and not having money after all of it is done.

I plan to invest in multi family home in New Jersey. Initially my plan was to house hack buy a home rent out one unit live in another that way I could use my FHA loan and my real estate broker found a grant called DPA that would provide the down payment of 10,000. I have been saving prior to being pre approved now I can afford the down payment. I'm considering to just purchase a property and not live in it and rent out both units. If I don't live in the home I purchase I can't use the grant or FHA loan. My question is are there other loans to help me? Will I even be able to purchase a home with just a down payment of 10,000? What obstacles might I run into?

I plan on purchasing my first property my plan is to get a triplex but it seems hard to find in the areas near me. My plan B is to purchase a Duplex with a finished basement then reconstruct it into an apartment to live in and rent out the other two apartments. Is it a good idea or not even worth the hassle?

I was just curious which strategy is better for a newbie going through the wholesale process or buy and hold on your own ?
