@Todd Rasmussen need $10,000, equity $120,000, my cash flow is around $300 a month. 

I need a loan for a roof. I went to several banks, but they wanted to coordinate with the roofer, and the roofer couldn't manage to come up with the mountains of paperwork They demanded.  this is a cash flowing rental property, but I can't afford the upfront cost of the roof

We have them vacate for a few days and put them in a hotel with food vouchers and have the whole place fumigated. Worth it. We have had as much as $4000 damage from roaches. You still have to have it sprayed again in 3 weeks in case hidden eggs hatch out. Also can hire someone to take off every outlet cover and vacuum around the wires. Major bug hideout.

I had this same situation and my tax accountant filed the change for me ( one time filling) and we now file it on our personal as a disregarded entity. Check with your tax accountant.
