I have an out-of-state client who is selling a one-bedroom home (previously rented for $925/mo) in a bustling multifamily area of Anchorage, AK. The 7,392 sq ft lot is zoned for up to 6 units (R4) and is surrounded by multiplexes. Financing may be difficult if not impossible on the structure built in 1953. MLS#15-3491. First, congrats on finding a place you want to purchase. Since you are financing this with FHA, you'll end up with a home inspection, appraisal, and based on the inspection results you'll want to have specialists (electrician, plumber, etc) look at it too. All of those inspections should give you a great idea of what needs to be repaired (& costs) as well as the overall value of the house. There are some great calculators on this site that will help you crunch the numbers on your deal once you have more information.

Looking to pay cash for a buy and hold property in the Mat-Su Valley. Would like to stay in Wasilla &/or Palmer areas. Needs to be $80k or less with only minor repairs required before tenant occupancy. I am a licensed Alaska Realtor and have exhausted my options on the MLS. Anybody have anything that might fit? Hello-
I'm looking for advice on real estate licensing courses in Alaska. One is probably just as good as another but I figured I'd ask for opinions. I plan to take a course in the next two weeks then test shortly after. For now, I'm just searching for recommendations. Thanks in advance.

All-
I still need some ideas about property management in Bartlett or Memphis, Tennessee. My property there is a 4 bed, 2 bath and will be vacant soon. I believe it will need tons of work - floors, paint (inside and out), etc. Any help would be greatly appreciated.

Hi all-
I am in the Air Force and have recently been stationed in Alaska. It beautiful and we love it. I have two SFR properties that I have been trying to manage with family members but its not working and I need to find reliable managers for them. At least, until I can sell them. I have a 2 bed, 1 bath in Montgomery, AL (currently unoccupied) and I have a 4 bed, 2 bath in Bartlett, TN (will be unoccupied on 1 Sept). Any advice?
