@Sharlene Burch, I'm 58 and rehabbing my first property. BP and REIA have helped me a lot as well as books and podcasts. I've learned that there are so many ways to invest. Find what works for you and go for it.

I called an Allstate agency and was told they couldn't insure the property and told me I had to through Michigan Basic. At the time I obtained the insurance there was someone living in the home. Now that no one is living there and reno is starting, MI Basic states I have to board windows on the 1st level or get an alarm system. The contractor states they can't work with windows boarded. Are these common requirements during reno?

What is the industry average for amount paid before the contractor starts the project?

Starting out in Real estate and would like to set up LLC. Looking for attorneys that deal specifically with LLCs.

The home is on Detroit's North end on a block with new homes. Looking to get minimum 900/mo. I was surprised when I visited my daughter in Lansing, Il, in a middle class neighborhood and saw there was no dishwasher in a newer rehabbed 3br Sfr. I know some may think this is not a big deal. Trying to minimize some risks with this first rehab.

It's an older home, small kitchen and I was thinking more cabinet space would be better. Thanks for the insights.
