Some people need that little push and guidance to get moving. - Some people can read a few books and decided to jump head first.

Whats the difference with the two? One is risk averse and the other is the risk taker. They both have the same dreams the only difference is they need different ways to get the ball rolling. 

I would say if your willing to spend the money to learn from someone else and have a partner. I would make sure that you do your homework to make sure that this person isnt there to just use your money to make a quick buck. Get referrals from other people (not just one !) Find out what you both bring to the table. and make sure its a win win set up and your not just getting milked for everything you have.

We are looking to purchase multi family properties in Florida. 

Properties with deferred maintenance or Damage are ok. 

If its vacant on a case by case basis. 

No single family properties 3 units up to 75 units. 

Major city areas in florida preferred but will look at areas outside of the city based on deal.

We have lowered the price down to 65k due to the land clearing that is needed to be done.

I would also verify what services are covered with the HOA? Do you get free TV, lawn service, or pest control? This may help in your numbers consideration.

As said before 30 days shouldn't cause an issue with a rental increase. I don't know how much the increase would add to the rent though. They might be looking to move to something cheaper if they aren't on a full lease with you.

We pull credit reports on all 3 credit bureaus. Its a precaution for us to have it done by us and not have any third party tenant bring their information to us. We have had issues of fraud in this part when applicants bring reports to us. And yes looking at the report as a whole is important not just looking at the score. But the score is your baseline that you use for whose report you will waste time and look at and whose you will not.

it's always good to keep an eye on the PM. So at least you can learn if what they are doing is correct.
