I am from NY too @Arturo Andres Lara. I hope your fat pocket guy doesn't have the first name of Jimmy. I know him and he owns a good portion of Manhattan -- He will eat you alive! 

To answer your question; Don't be shy about your inexperience. Have your numbers tight, and make sure they understand that there is a possibility they can lose money. Real investors understand the risk and this is why they don't pump their money nto the stock market as much as they used to. REI is a "safer" bet in their eyes with quicker and larger returns.

I have a few big pocket guys out on Long Island. Reach out if you need to or want to JV a few deals. If the numbers make sense for all involved, I can steer my guys in the right direction.

No I didn't try and buy it. Roof had been caved in for like 4 years. The house really needs a bulldozer

 True story. 

A few weeks back I showed up in my beat-up truck and went to the door of a house with papers on the door. Neighbor lady came out and looked at me. I immediately introduced myself as who I am. I got the whole story! Long story short, the old lady that owned the house was murdered in that house by the soon-to-be son in law just 24 hours after getting out of the hospital.

Also, put in the damn work. Don't hire some mass mail company who prints out letters and sends them. If you are hungry enough, you will put in the work to hand write them and lick and stick them off to the post office. 

 Thanks for the reply man. I haven't actually sent any mail, yet! I do have the list/envelopes/stamps ready. I am just concerned on what tends to happen when they reply. I understand what you are saying. Obviously if they reply = they are at least interested in selling. What do you typically say when they reply to you? Thank You!

Man I wish I had the silver bullet for you on that question, but I don't. 

Each situation, each seller is different. You have to learn how to build rapport. Rapport is quite possibly the most important piece in this game that most overlook. For me, being a former stockbroker and all. It's all about "Tonality" and adaption.

Not to make it Political, but it's because we have someone in charge who actually knows how to make smart deals happen which strengthens our economy. The last time we saw this was with Regan.
