I’m currently doing fix n flips. However, I’d rather be holding multi families. I use the fix n flip strategy to build capital. What are the advantages of becoming a realtor? What are the possibilities?

Does anyone have any feedback on Pete Harris’s protégé program? I have my second “interview “ tomorrow, but from what I’ve gathered, I should expect an aggressive sales call. Entry into the program is 15k. Does anyone have any experience with Peter in regards to his program?

How do you screen tenants? What are your criteria? I have a newly renovated single family 2br/1ba house in a lower income area that may be gentrified within the next 10yrs. It’s a very nice property for the area. I own it free and clear as well. What are the pros and cons of going the section 8 route and will that have any affect on my refinancing options? I want to pull the equity out and reinvest it in a multi family home.

When scaling your wholesale business what were the processes and or systems you put in place? What crm’s do you recommend? What jobs did you outsource? I’m learning to wholesale as we speak after purchasing a deal from a wholesaler. My long term goals are to buy and hold value add multi families and build custom homes.

@Corby Goade Thanks ! What’s the best way to go about getting into higher markets with limited capital? Yea I own a low end, but high quality single family free and clear, but should I hold and refi, or sell? That area is up and coming and near the waterfront. I know that’s loaded, but say I’m not in desperate need of that cash other than to reinvest it....what strategy would you use under these circumstances ? My goals are to hold multi family and commercial, but flip single families.

@Evan Polaski I’ve had one for a year, but it’s been marked ready since September. I recently took it off the market to pursue other exits. I overpriced it, over rehabbed it, so it sat there. I’m glad it went that way because now I can do what I want. It’s free and clear. It’s just a low end property, however my position seems desirable. I want to hold properties, but multi family in particular.
