Lyall Storandt l agree. That JFK neighborhood is interesting. Looking at the County parcel records and it seems they are giving away lots of land too, if an RFP is provided. Crime has gone way down according to the police and very candid utilities employee I shook down near a house I was looking at. I'm very interested in a teardown rebuild or renovate. We don't want anything big, so $200 a square foot is not unreasonable, but would need a hand holder through the process. This is for a primary residence, so not looking at a flip. Want a long term buy and hold for next 10 years at a minimum. For investments I tend to keep it simple, stupid, and boring. I will touch base with your friend.

Thanks for the input. I went over and looked at some places in the JFK neighborhood today over by there. That place is really weird, especially the area near 8th and Lottie and to the South of there. There's random pockets of things like this right next to some of the most amazing blight in the city http://www.oklahomacounty.org/assessor/searches/AN...

I find this type of thing fascinating. What do you think it would reasonably cost to do something like that person in a decent lot kind of off the downtown path? I have no idea what construction costs would run on something like that, but I'm entertaining it.

Hello all,

I'm new to the website and this is my first post, but I'm curious if anyone has any thoughts on what is currently happening in the Lincoln Terrace area, or mainly the Classen North Highland Park neighborhood. 2 years ago there was maybe one or two outliers, but now there are tons of rehabs going on down there and they are selling for quite hefty prices. This is a perfect example of what I mean:

I know the area East of Lincoln gets real sketchy real fast, but would love to get someone's feedback that knows the area on what they think about the area long term and what a custom rehab or teardown and build might cost in the area and if it would be smart long term. My wife and I have contemplated buying a plot and building a primary little by little over time. If anyone knows a worthwhile contractor I'd love to know.
