Thanks for the insight. I think I got your point. But if NY is a dying city and State as opined by Dave Fontana, how come property values are appreciating tremendously in up cycles?

I believe there is a deal in every city and county if one looks hard enough. In good times, a deal is easier to find while its much more difficult in a downturn. But deals are always out there.

I have a hard money lender lined up to finance acquisition + rehab. 

If the deal is lucrative, money is available. 

Looking for property with around 12 to 24 doors.

Any area in Queens or Brooklyn will do as long as its a good deal and numbers work.

Looking to buy 12 or more unit complex which I will manage personally. 

Planning to house hack. 

Property needing rehab is OK.

I am looking to get into hard/private lending business. I am willing to buy or partner with an existing company or to start my own. Any advise is welcome. 

Excellent video. I am wondering if there a chance that you can sell the excess land? If yes, the calculations may turn up much more enticing numbers. 

Laura Guy. I am looking primarily for max cash flow rather than short to medium term appreciation. The investment should generate income on which I can live comfortably. Also looking to keep replicating the experience. Don't mind working hard.
