Did you get title insurance?   I would go to the title insurance company to get it rectified

Usually an amount of one month's rent will suffice.    However, if the rents are really low it may make sense to go double that amount.

I often use a VTB when buying property.  It's much easier when you are purchasing direct from the buyer as you negotiating directly with them.  You never get what you don't ask for so it doesn't hurt to ask.

It sounds like cash isn't his issue - but being a landlord is.   Solve his problem and he will be more open to being creative with  you.

I'll try to pop by as well but I think the LPMA trade show is that night as well.
