Welcome @Andrew Truitt I'm in the Twin Beach area. Buy and hold can be very expensive.  Flips are very competitive.  Are you looking to only invest in the Maryland Area?

@Ronnie Millz, Contact before the purchase of the property is usually not allowed.  Make a plan with a couple of options to allow you to negotiate with the occupant.  Get the locks changed the minute they are gone.  Maybe get them a hotel room for a day or two and an Uber ride there as an option.

@Ronnie Millz, I would suggest looking into paying them to relocate.  Usually creates a smoother transition and less damage tot he home.

@Tarique Jawed I have done a couple of these projects in DC and am currently doing one in Dupont Circle.  The Cheapest price that I got was $65k and the most expensive was $250k.  I received 6 proposals for the work and originally had 10 companies looking at the work.  The LF of the Underpinning came out to be about $440 a LF on the low end and $1,690 LF on the high end assuming a 2' undercut.  Their prices are reflective of the demand in the market and their backlog of work.  I don't have a company to recommend yet, (Still in progress) but if they work out then I will comment further.

Has anyone used ZipReports before for tenant screening?

I use payourrent.com to process rent collection and they have tenant screening through Zipreports.  The Cost is $19.99 for 3 reports.  I just wanted to see if anyone had any experiences with them before I commit.
