Thanks for your reply. I have decided to go the wholesale route simply because it will be the springboard to gain the necessary capital that I need in order to purchase rental property. I have been a Realtor for many years now and while I am astute with contracts and the rules and regulations of Texas real estate...wholesaling is a different animal. One thing being a Realtor will do for me in this wholesaling business is shorten the learning curve; as I am already an active marketer, I understand the ups and down of working with sellers and I have years of experience with running comps etc. However ARV, the 70% rule etc. have never been a part of my real estate business. I am a student before anything, so my goal is to learn what investors want and craft deals accordingly. Thanks again for reaching out!

Hello All!

I've been lurking around BP for a while now and felt it was time to sign up and make a formal introduction. My name is Shawn Parson and I am new to the real estate investor arena. As a licensed Texas Realtor, I've been involved in the listing and selling aspect of real estate for a long time. A few years ago, I got interested in real estate investment, but never took the plunge...as the old saying goes: there is a time and a season for everything and I am now in my season to start this investing journey.

My goal initially is to start with wholesaling and eventually buy and hold properties for rental income. At this point, I am focusing on learning how to successfully wholesale in the Houston market. Ideally, I'd love to learn the business by working with an active wholesaler in my area as I believe the best way to learn a skill is to actually do it. Nevertheless, I appreciate the sense of community that I have found on these forums and I look forward to learning and contributing throughout my process.
