Hi again. I'm a licensed Realtor in Texas. I've had my license since 2007, which was well before I even knew what wholesaling was. I honestly don't have an opinion on whether or not an investor should get their license... what I will say is that getting a real estate license is a big expense and if one chooses to get it for investing or otherwise, they may want to be able to find the value in it and also know if it would be useful. One thing I've learned about wholesaling is that it doesn't require a RE license of an LLC to get going; educate yourself & add grit and determination and you'll be golden.

I'm just starting out as well. I have an LLC that I plan to use further down the road. I am focused on wholesaling as my entry into REI. The first thing I did was drive around looking for run down houses. The goal is to contact the owners asking if they've considered selling their homes. I will be doing this weekly. I'm a licensed Realtor in my city so I have access to the local MLS which has been helpful finding off market deals that were once listed but never sold. I've been researching other low cost ways to prospect, but I'm 99% certain I'll be signing up for Propstream this week...it seems like one hell of an investment for REI

Ideally a good marketing game plan consists of several mediums. Ultimately the best marketing plan is the one that works for you. 

Now I will say that digital marketing can be golden; especially for those with limited budgets…but you must know how to execute it properly for it to yield the measurable results that we all want. Even in this digital age, nothing will beat person to person referrals, word of mouth recommendations and the tried and true in person connection. I don’t subscribe to the notion that the older marketing options are obsolete, however, I do believe that they take more effort and for referrals to be made; good quality work and a solid reputation must go hand and hand with them.

@Carnell Webb did you get a filled out copy of the TREC 1-4? If so, would you be willing to share it? I am a Realtor also and looking for the same thing.
