Fannie Mae and Freddie Mac are conventional loans in a box that allow a maximum of 10 loans...but there are a few Nationwide lenders that offer alternative financing and fact is these investor rental loans are much better than hard money and don't require income documentation. These few lenders are considered portfolio lenders, and are not banks and not hard money lenders that will allow you to have way more than 10 loans and not even have to show your income and they are 30 year loans

 So what do u do get a few then wrap them into a portfolio? Do you know who some of these lenders are?

I agree completely but the reason I was asking was for the purpose of if I could only get 4 instead of buy 4 smaller duplexes I would rather of saved the 4 down payments for those properties and bought a larger one then repeat. So I was just kind of looking ahead if 4 was it what’s my better game plan was all.

@Tara Wright can you do single family/small multi family homes on commercial loans?

I’m getting started in investing this year I’m looking to buy my first property this year and then three next year. All under 150k my question is from what I’ve seen once you get to four mortgages it’s hard to get more mortgages so how do you continue to grow and get more properties if you can not get more than four mortgages. I’ve seen several people on here talking about have 90+ properties. Where do you get funding for this many properties? Thanks in advance!
