Just wanted to reach out and introduce myself here. My name is Shawn, I'm a San Antonio native and I'm starting my real estate investing journey by wholesaling here in the San Antonio market. I'm looking to make new connections with experienced investors who know exactly what they want and just as importantly what they don't want. I'm looking to provide value by taking the hunting off your hands so you can focus on your projects. So much to learn and this is such a great place because there are so many experienced investors here. Looking forward to making new relationships and growing my knowledge, experience, and my pockets with the rest of you. God bless.

I personally am a numbers guy and love to see a fully laid out, easy to read pro-forma. Easy to follow comps, cap rates, and historical data are key along with some touch of the intangibles like where the path of progress is in that area.
Are you looking to grow as a wholesaler in Texas?
Thank you for your response @Ty Coutts. Yes, starting out as an investor I am looking to grow as a wholesaler.

To the buyers out there, when someone presents you a deal, what information are you looking for? What is some special information you do not find commonly provided to you as a buyer that you would love to know?

Who’s still having success with flips in San Antonio?
Flips are a bit scary right now with homes sitting on the market longer. If you price it right and do an A+ flip you will get multiple offers. But if you do a half a$$ job and try to overprice it will sit there. What some are doing is using it as an STR while you wait for the equity to build and cash out later

I'm about to find out...forming a joint venture. Honestly, there are deals out here. As an agent and investor, I see them all the time. Let me know if you're interested and we can link up.

Curious to know what’s working for you currently in the San Antonio market? Fix and flip, rentals, or other strategies? What areas of town are you finding your most success?
