I haven't house hacked, I would ask someone with that experience. There is discussion here and on the podcast addressing the pros and cons of having the relationship of landlord while also living on site. Include this in your expenses when you run the numbers whether you decide to use PM initially or not.

Hi, Johnny. Welcome back to civilian life. This would be a great method to get into multifamily. These loans usually will be require a move-in ready property, residual income, and cash reserves. Be sure to check into all loan options. A VA loan may work well, if you need the zero down payment and would otherwise find yourself paying private mortage insurance. Evenso, the VA loan carries a one time funding fee, though this is less than 2.5%.This can be reduced with even a small down payment of 5%. A great benefit includes being able to reuse the VA loan after you pay off the loan. If you made improvements during your house hack and increased the value, you might then be able do a VA refi if you had remaining benefits. Good luck.

@Angela Vestal

Good day, Angela. My husband used a crash pad in NYC during overnights for trips there.

Keep us in mind when you begin to scale, we’d be interested in investing as we have had a similar idea for expanding the number of crash pads.

Good luck on this one.

ps. The crash pad we’re familiar with had a snoring and non-snoring room. I find this a good plan.

@Kevin Christensen Can I just say what lovely praise that is for your wife, especially when you aren’t quite agreeing. If you are able to do that with ‘strangers,’ I suspect you’ll come up with a positive compromise, such as suggested by Chris Mason and others, for every X amount of dollars, she gets a portion to do with as she pleases.
