I am an out of state investor looking to purchase rentals in the Dayton, Ohio market. I was wondering if others investing in that market can share good and bad experiences with property managers there. I'm looking for reliable and honest property management and would like to know who I should consider and who to avoid. 

Also, I would love input as to what specific parts of town (preferably via streets/highways and not just the name of a neighborhood) I should avoid. I am looking for B-C properties, and want to avoid all war zones. Thanks in advance, I so appreciate this forum.

I think it always makes sense to start with a smaller deal. Get the experience and the confidence, see it work on a smaller scale and then move up to bigger things.

I'm in virtually the same situation as you, here in Phoenix. I'd be interested to know if you find a good mentor. You may want to attend the Reia meetings. I believe there's one or even two this upcoming week. I'm plannng on going ... there's a lot to be learned there.
