@brian gibbsons What I meant was Is it a good idea for mortgage brokers to do a direct mailing campaign to find fresh leads?

First hand experience of aerated shower water being cooler faster here.

If no chance, you can look up local meet ups on meetup.com search for FIBI(For investor by investor). FIBI Pasadena, and FIBI Newport has regular meetings($20 entry). I think there's also a FIBI Los Angeles. I haven't been there for years.

This is a duplex with a 3/2 and a 2/1.
I increased CapEx to around 250 dollars per unit after reading/hearing @Serge S. 's podcast and @ben leybovich 's article(We've Done the Math: You can't Make Money on $30,000 Houses, Here's Why...). 

Can someone take a look at the result from the calculator? Is it really such a bad deal? We were just recently hit with A/C replacement on both units. 

Anyone's comment is much appreciated!

I have no idea but this is not part of their mgmt activity? Could be something local. Where is this property at? Have u seen that from other management? Is this on the management agreement?

My goal: Have 300k in passive income asset like R/E, stocks etc by 2020. 

Location: Rowland Heights, Los Angeles county, California.(AKA the Asian colony)

Current status:Partnered with a friend on a cheap 30k down rental property in another state in October. In process of Refi that one to get another property with him. 

My need:I need extra income through Wholesaling/Subject to Financing. 

Brandon Turner suggested people posting their needs to the Marketplace so here I am.

Can someone help with my need/goal?
