BRRR - Foreclosure purchased at $40k, rehab cost roughly $15k, ARV was $80k. Currently rents for $850. Gotta love foreclosures!

Condo purchased with my VA loan as a primary residence before I knew real estate investing was a thing, now it cash flows moderately and has increased in value by $70k over the past 5 years.

How did you finance this deal?

HOAs are a cash flow killer. Be careful.

@Ty Little, apparently I don’t check BiggerPockets enough!! So sorry for the delay. Bryant is right, the meetup is usually the second Saturday of the month at 3:30pm at rotating locations. December’s meetup is on the 15th, location is still TBD.

"Pints & Properties" is a real estate investors meetup in Fayetteville, NC to collaborate over beers, share knowledge, and network with like-minded people.  We meet at rotating breweries on the second Saturday of every month, 3:30pm... usually. @Joe Myers Thanks so much for the info!  I'm not personally interested but I'll see if any of my clients are.

@Alexander Felice Agree to disagree!  I have two duplexes & a quad which have all done very well here in Fay-town.  It's a very competitive market for quality multis though... the good ones fly off the market and those currently on the MLS are pretty crappy. Finding those off-market gems is the way to go!

@Christian Verges Same thing, I'd love to help you learn more about investment opportunities here in Fayetteville.  I'm a local realtor, investor, and the host of a meetup called "Pints & Properties" (who doesn't want to grab a beer and talk about investing??!).  We meet on the second Saturday of every month at 4:30pm at rotating breweries.  This month is at Mash House Brewing Company, 4150 Sycamore Dairy Rd, Fayetteville, NC 28303 on the 13th of October.  Is there anything I can help with in the meantime?
