Neighbor of one of my rentals passed away.  As far as I know he lived there alone, how do I research and find out whats happening with the house, if the price was right I wouldn't mind flipping if it made sense.  Whats the first step to take to see who actually owns the house now?   It's been vacant for a few months with no sign of anyone being there.  I'm a realtor but not super active in it so not sure how to go about this.  :)

@Ryan Keenan my tenants couldn’t find a place either. I let them know i was serious, that they needed to move their stuff to storage and stay at a friends. I didn’t care what they did but i was done with their constant BS. Good luck.
@Ryan Keenan sounds like the situation i just got out of. I was lucky enough that they moved on time. However they left 2 huge trailers that had to go the the dumps and a broken window and filth everywhere. Cost me $1600 plus the $1600 they were late on. Keep a lawyer involved. If they aren’t out you will need to do the 3 day eviction. Make sure you are following every single law. I’m sorry. It stinks, i know!!!!
@Randall Degges hi neighbor, I live in Walnut Creek. I have a rental in Idaho. Last month I had major needing to evict tenants and do a major cleanup and fix several items after they trashed my place in less then 2 years. It happens. I didn’t put that tenant in place and think it would have been avoided if I had. However, after that ordeal I decided I should probably stick to investing with in a days drive or a quick flight. I had been looking farther east until my experience. I’m curious to see how it works out for you! I also have a friend in Idaho for emergencies.

@Dan Krupa,  I am currently looking to possibly buy a rental in that area, my daughter is currently at JBLM and plans on staying after getting out of the Army.    Let's talk before you list it!  

I hope you negotiated in their deposits, I have heard of landlords taking over tenants and when they move the new landlord has to pay back the deposit but they didn't get that credited to them in the purchase.  I hope that doesn't bite you in the butt down the road.  I will remember this scenario for future reference.  Good luck!  

I am currently in the process of figuring out the exact same thing, what I suggest is do lots of research. Don't set up the LLC's online, you will pay the money and they may not be done correctly which is what I did, I'm in the process of trying to find a good real estate attorney in CA, if anyone knows one? There's a podcast 109 that has lots of information, but honestly, I don't plan to use an attorney out of my state. I have quite a bit of equity living in CA and my rentals are practically paid for.....I spoke to my CPA and he had some input as well, seek legal advice and make sure you get that umbrella policy first from your insurance provider.

@Scott Smith what's the phone number to call you at to set up LLC and get some protection for my assets?
