At what point does flood insurance become a dealbreaker for you? -$25 cash flow a door? $50? Looking at a deal where the insurance on the building and flood insurance are identical, doubling that cost of insurance per year. What is your take on this?

I’ll PM you some of the details, don’t wanna seem like I’m soliciting a deal. Putting about 1/3 into the deal along with managing, and borrowing a bit off primary residence as well. Definitely ALWAYS open to more investors.

80% occupied MF Property, but short $62.5k in order to put LOI in between us. Any suggestions? Great deal 11.7cap with the vacancy, 15.8 fully occupied. Find another partner or go for something else?

@Justin Petrides don’t do it. Trust me. I’m still mending relationships 4 years later because parents were involved and all.
