I have a great property that is directly across the street from TWU and only .6 miles from Denton square.  Very sought after area.  It is a beautiful property and the rehab has already been started.  I am looking to assign the property but it has to close by the 13th.  If I rehab it I am going to turn the upstairs into a separate apartment.  All work including making 2 rentals with 3 bed 1 bath each would be less than $40K.  I have my contractors bid that I can share.  If you wanted to rent it the way it is you could spend as little as $10K to make it rent ready and I have a renter/lease to purchase ready to move in.  They are willing to move in as is and do any repairs needed.  You can get all info and see pics here http://www.zillow.com/homedetails/921-Oakland-St-D...

Hello BP Friends,

This months meeting will be at Spring Creek BBQ in Bedford 1509 Airport Fwy, Bedford, TX 76021 on June 29th at 7:00 pm. Arrive a few minutes early if you want to get food.  We will be meeting in the private room to the left when you come in.  Our speaker this month is Michael Crane and he is an expert in bankruptcy properties.  He will tell us all about them don't miss it!  

Also, I set up a website for our group and had to name it since I was told we can not use the BP name. So although we are unofficially a BP group the name is DFW Real Estate Investment Network www.dfwreinetwork.com.  It doesn't have much on it yet but if you would like to be a contributor please let me know.  I would like to put our local deals, news, events, etc...on there.  If you are a member of our group and would like to post something please just send it to me.

I am just like you! I did not want to pay the high fees and I started with using my license just for my investments. I now own a brokerage called Aspire Realty. I am in Fort Worth but looking to expand the brokerage state wide.  My structure is a bit different than others. I don't like the fact that as a realtor if they are not an investor that if they want to retire they better have purchased some real estate other wise they don't have any money coming in since social security was probably limited and by the time we get it there probably won't be any. So I set up a system that would allow you to make more than 100% if you chose to do so and provide you with a retirement and death benefit plan. I run the local DFW BP meet up group the last Weds. of every month and would love for you to join us. Post: High End Flip

This is not my listing but I happen to take clients to see it yesterday and it would be an excellent high end flip.  I think you can get it for less than $700K but it needs probably $300K in work.  The rehab has been started and they have a lot of the material there.  The houses on the street range from $1,500,000 to $10M +  This is a huge house on acreage and waterfront.  The AVR min would be $1,500,000.  I am a real estate agent for investors and would love to tell you more about this property or take you to see it.  If you do high end flips this one is an awesome deal!  Please contact me.

I am selling a rehabbed property that is only 2 blocks from Texas Women's University.   There are about 15,000 students at TWU.  It is also about a mile from UNT that has an enrollment of 37,000.  The main house is 1736 and has 3 huge bedrooms 15 x 15 and it has a dining room that could easily be converted to a 4th bedroom.  Then it also has a garage apartment with it's own electric meter that would rent for about $600 per month.  It is a very nice historic home built in 1895.  It is also walking distance to the #1 voted downtown square.  I have all kinds of info and statistics on Denton.  Please contact me for more information.  This property will sell fast there are very few properties available in Denton it is a prime location for buy and hold.
