i was planning on investing out of state. However, i had no idea that a low down payment is possible only for owner occupied properties. Would i need 20 percent for a absentee status?

I am new to real estate investing and have read and watched many videos on it. 30k is what i would expect for the first deal if i put down 5-10 percent, factor in closing costs and 3-4 months of cash reserves. Also, i am trying to avoid the MLS and go for direct marketing. If you have any tips, i would appreciate it.
